The report is the product

See exactly what your buyer sees

One branded page in your voice: red flags, watch items, and what genuinely checks out, each with a source page and a cost range. A repair floor that protects your buyer’s offer math. A chase list of what’s missing from the packet. Share it as a no-login link or a PDF with your name on it.

  • Every sentence editable before a client sees it
  • Every finding cited to its document and page
  • View tracking on the buyer link, so you know it landed

Ready on condition · The disclosure engine

Three steps, end to end

From a raw packet to a client-ready report, with you in control of every word.

  1. 1

    Drop the disclosure packet in

A 300-page combined packet is fine. AgentPrep splits it into its real documents, files each one by type, and reads the property address out of the packet itself.

  2. 2

Every document read, then checked against every other

Each document runs against a playbook built for its type: TDS, SPQ, NHD, pest, sewer lateral, HOA. Then everything is cross-checked against everything else.

  3. 3

A client-ready report you review and share

Red flags, watch items, and clears, each with a source page and a cost range. Edit anything, hide anything, then share a link or a branded PDF. Nothing ever goes to a client until you send it.

Run your first deal

Ready on pricing · The CMA tool

Your CMA, ready for the client in about a minute

You already run the comps in CloudCMA, under your own MLS license. Paste the report link and AgentPrep turns the 20-page report into one page built for a quick read: the stats up top, a chart of where the comps sold, the full table, MLS attribution intact. You get the picture in a minute; so does your buyer.

It never invents a number and never offers a price opinion. Add your own range if you want; it appears in your name. Your numbers, your license, your call.

Data from a CMA prepared by your agent. MLS attribution appears here. Presents the CMA’s data; does not state or imply a valuation.

Paste the link

Or drop the PDF. No export settings, no retyping numbers.

We read what it prints

Comps, stats, attribution: extracted with page citations, never recomputed.

Your buyer gets a page they can read

Branded to you. One toggle shares it beside the disclosure report.

Ready on both: the showing-prep pair

Drop the disclosure packet and the CMA link on the same deal. You walk into the showing with condition and pricing on one internal sheet, and two client-ready reports for your buyer.

Why you can trust the numbers

Generic AI will summarize a packet and invent a dollar figure while doing it. AgentPrep is built so that can’t happen.

No invented dollar figures

Every dollar amount in a report traces back to a verified cost ledger. Anything the ledger can't back is automatically struck before you ever see it, enforced in code and tested on every release.

Data, not advice

The machine states what the documents say. It never tells your buyer what to do. That guardrail is enforced in code with regression tests. Every judgment call stays yours.

Every finding cites its page

Each red flag, watch item, and clear links to the exact document and page it came from, with the quote highlighted. You can verify anything in seconds.

Ten adversarial audit rounds

An independent AI auditor spent ten rounds trying to break it. Six defect classes were found and killed along the way. The final verdict: ship, unhedged.

Why not just ChatGPT?

Because summarizing a PDF is not the job. The job is knowing a sewer line that won’t hold pressure is a five-figure problem, and chipped paint is a Saturday.

A chatbot with a PDF

  • Doesn't know a TDS from an SPQ
  • Will happily invent a repair number
  • Wrong in your client's inbox, under your name

AgentPrep

  • Built for one job: the residential disclosure packet, thousands of pages analyzed
  • A playbook for every document type; every dollar figure verified before it appears
  • Every claim cited to its page, checkable in seconds

Your buyers already have ChatGPT. You need the tool that knows the difference.

How this started

I’m Muzamil Khan. East Bay. DRE #02400805.

We asked agents what makes a showing hard. Everyone said versions of the same thing: walking in without full command of the area, the property, the pricing, the client. AgentPrep started with the hardest one, the disclosure packet.

It’s not ChatGPT with a PDF. It’s built for the disclosure packet and the job of reading it: every document checked against every other, every finding cited to its page, every repair number verified before it appears. It knows a failing sewer line is not chipped paint. You get a client-ready report in your own voice, and the confidence to walk in as the expert in the room.

It doesn’t replace my judgment, and it won’t replace yours. Estimates are labeled as estimates, never bids. Nothing reaches a client until you’ve read it and pressed send.

Questions agents actually ask

The honest answers, same as you’d get on the onboarding call.

What happens to the packet I upload?

It's stored privately to your account and used only to produce your analysis. Documents are processed through Anthropic's commercial API, which does not train on this data. Deleting a deal removes it from your account.

What if the AI gets something wrong?

Every finding cites the exact document and page it came from, so you can check anything in seconds. Dollar figures appear only when they come from a bid, quote, or printed price in the packet itself; AgentPrep never estimates a repair cost, and anything unpriced says so until a real quote lands. And nothing reaches your client until you've reviewed it and pressed send. You are the last check, by design.

Is this legal, tax, or inspection advice?

No. AgentPrep produces informational summaries for review by licensed real estate professionals, and it does not replace your or your buyer's full review of every disclosure document. It states what the documents say; you make every judgment call and every recommendation. That line is enforced in the product itself, not just in the fine print.

Does it work for my market?

The playbooks run deepest on California packets (TDS, SPQ, NHD, pest, sewer lateral, HOA, and the rest), tuned in the East Bay, where packets run thick. Working in another state? Reach out - expansion is prioritized by demand, and your market could be next.

Does my client need an account to see the report?

No. You share a no-login link or a branded PDF. The link shows you when your buyer has viewed it.

Does AgentPrep price the home?

No. It formats the data your own CMA prints, page-cited, and never generates a price opinion. If you add a range, it appears in your name.

How much does it cost?

$149 a month with 15 packets included and $9.99 per additional packet, or $999 a year (about $83 a month). Both plans include the CMA tool, and the 7-day free trial includes your first packet.

What counts as a packet?

One property's disclosure set, however it arrives: a single combined PDF or a folder of files. Re-running a packet after new documents arrive only processes what's new; it doesn't count as a second packet.

Your next showing has a packet waiting.

Confidence isn’t a feeling. It’s preparation.
